Most mortgage professionals get involved after your divorce settlement is final. A Certified Divorce Lending Professional (CDLP) comes in before — during the settlement process — to help you and your attorney understand what the house decisions actually mean for your financial future. I analyze whether you can truly afford to keep the marital home on a single income, how to structure equity buyouts, and how your post-divorce income affects what you can qualify for next. The decisions you make during the divorce directly affect your financial life for the next 20 years.
Can I get a mortgage in Texas if I'm living on alimony or child support? +
Yes — but there are specific underwriting requirements. For alimony and child support income to count toward mortgage qualification, it typically needs to have been received consistently for at least 6 months and must continue for at least 3 years after the loan closes. Timing your mortgage application relative to when support income begins is critical. This is exactly the kind of planning that should happen before your settlement is signed — not after.
Is it different buying a home after 50 versus in your 30s? +
Significantly. When you're buying a home at this stage of life, you're not building from zero — you're protecting what you've built while stepping into what comes next. Your income timeline is different. Retirement is closer. The margin for error feels smaller.
